Can you hold a place before I apply?
Applications are processed on a first come first serve basis. We have a simple online application process that can be completed at any time. Applications submitted are valid for 60 days. -
Do I pay first month’s rent and last month’s rent with my security deposit?
The security deposit will be collected once your lease agreement has been approved. The security deposit amount may vary from each property and qualifying circumstances and will be within allowable amounts per law. -
How old do you have to be to apply?
In California, the legal age limit to enter into a contract is 18 years of age. -
Is the security deposit refundable?
You will receive your security deposit reconciliation within 21 days after Bear Flag Property Management receives the keys. This is California Law. If there’s any damage found to be your responsibility beyond normal wear and tear or professional cleaning, the security deposit will be used to cover the expense to repair and/or clean the home. -
Who needs a cosigner?
We only accept co-signers for those who have no credit, not to offset credit qualifications that do not meet the minimum guidelines set forth for the property. Ask your property manager about your specific situation, if needed. -
You have a property I want to rent. How do I apply?
Under the tab prospective tenants there’s a resources and tools link. Available to you is a cover letter and a residential rental application available to complete. -
How do I pay rent?
There’s an online portal where you will pay your monthly rent. You will receive reminders to help keep you on track. -
I want to get a pet. What do I do?
If you are already a tenant in the home you will need to reach out to your property manager. We will discuss these details with the owner. If this is approved by the owner you will need to complete a pet addendum and review the pet rent fee schedule. All pets will go through a screening process via PetScreening.com, and must be completed annually. -
I want to move out, but my roommate wants to stay. What do I do?
Per California Law you must submit a written notice to terminate your tenancy. We will make the necessary adjustments and make sure that your roommate has the qualifications to maintain the rental payments on their own or if adding another roommate, the new roommate will need to complete an online application to be added once qualifications have been verified. -
My lease expiration is coming and I want to move out. What do I do?
Per California Law you must submit a written notice to terminate your tenancy. We will provide you with a move out checklist. -
Who is responsible for paying for repairs & maintenance requests?
The owner of the property is responsible for any normal wear and tear to the property. The tenant will be responsible for any damage to the property outside of normal wear and tear.
